Boilers are not cheap. And when they give up, they need to be replaced quickly. But with all the difference finance packages, boiler brands and types of boilers, it’s hard to determine how much you should expect to pay.
We will first explain a few things that affect the cost of the installation and summarise with what you should expect to pay.
The first key component of the overall installation cost, is the cost of the boiler itself. Boilers range in cost from £600, right through to £2,000 and beyond.
Reputable boiler brands will always demand a higher price than low-quality brands. Prise-wise, a low-quality budget brand could offer boilers for as little as £600. The question is, how long are they likely to last?
We always prefer to fit boilers from leading brands such as:
Sure, this might bump your boiler investment from £600 to £1000 or more, but this is money you’ll save in terms of reliability, and therefore repair bills.
Even the best boiler brands offer boilers with low warranty, as little as two years in some cases. And, we always avoid them. When looking at how much a new boiler costs, you’ll notice a lot of the fee is made up of labour. So, saving 10% or so on a boiler purchase, will only save around 5% on the whole project.
And consider this. When a boiler warranty runs out, you’re responsible for any expensive repair bills. An integral boiler component such as the PCB (printed circuit board) could cost as much as £500 to fix.
Invest a little extra with your installation, get the best boiler possible (ideally with a ten year warranty), and you’ll save money in the long run.
The next cost variation comes in the form of boiler size. A small property will use a 24kw, whereas a large property might use a 40kw. As a rough guideline, we’d expect to fit a 24kw in the smallest of properties (1-2 bedroom apartments) and a 40kw in large properties (4 bedroom detached).
For properties bigger than this, there’s usually a better option than a combination boiler (such as a regular or system boiler). Depending on the model of boiler, the differential in price could be £400-500.
The type of installer you use is going to affect the overall price dramatically. Specialists installers with 1-10 employees will generally be 30-40% cheaper in terms of labour, when directly compared with a national boiler installer.
Admittedly, we do quote competitively. However, there have been various occasions where our quotes have come in over £1,000 cheaper when compared with national boiler installers. Essentially, these large nationals are middle-men, and they add on their cut to the cost of the installation.
The next thing you need to consider is the type of boiler installation you need. No boiler installation is the same, and the quotes you receive will be adjusted accordingly.
This is the quickest, easiest and cheapest form of installation. This involves removing the existing boiler and replacing it with the modern equivalent in the same location. That means no extra pipework, minimal labour, and a total cost including the boiler of around £2,000 for a small-medium sized property.
Boiler upgrades are much more complex. This involves converting the current heating system. Generally, we find that homeowners want to convert a system or regular boiler to a combi. A combi heats water on demand, and that means that any cylinders and water storage tanks can be removed.
An upgrade to a combi is likely to add on £1,000 to the installation price. System and regular boilers are more suited to properties with high hot water demand (for instance, two showers running at once), as the hot water storage ensures there’s enough supply. A combi boiler will struggle to supply two showers at once. A boiler upgrade of this kind is likely to add on £1,500, as the engineer doesn’t just convert the system, but they must budget for hot water storage too.
If you were to move a boiler to a new location, it’s likely to cost somewhere in the region of £500-750. Now, we know that’s vague, but the location it’s moved to makes a lot of difference. For instance, moving it next door (into a garage, for instance), means that minimal pipework adjustment is needed.
Essentially, the further away the boiler needs to be moved from it’s current location, the more it will cost. That’s because that will increase time in terms of labour, and the cost of extra copper pipe to feed gas to the boiler’s new location. When combining moving a boiler with a new installation, expect to add on around £500 to the installation price.
If we’re talking loosely, an average boiler installation project we undertake sits in the £2,200-2,600 range. This would be the price expectation for an average sized property, without high hot water demand.
In this case, we’d expect it to be a 3-bedroom semi detached property, whereby the homeowners don’t expect to run two showers at once. That would mean a 30kw boiler would be suitable, and we’d always choose a Worcester Bosch in this scenario.
However, we’ve worked on projects that have costed as little as £1,800, and as much as £8,000. These projects range from a simple 24kw boiler swap, to a full central heating upgrade with a 40kw boiler and new radiators.
